An estimate, not a loan offer or commitment to lend. Approval depends on credit, income, assets, property and program guidelines. Mortgage insurance, if required, isn't included.

Rent vs. buy

Compares what you'd have after a number of years if you buy versus if you keep renting and invest the money you'd have used for the down payment and closing costs. It counts home equity, appreciation, selling costs and the return you give up by not investing.

What the down payment could earn
Commission, doc stamps, title

A simplified estimate. It doesn't include income-tax effects, mortgage insurance or major repairs, and actual appreciation, rents and returns will differ.
